How To Get The Most Money When Selling Your House | Keeping Current Matters Every homeowner wants to make sure they maximize their financial reward when selling their home. But how do you guarantee that you receive maximum value for your house? Here are two keys to ensuring you get the highest price possible.

1. Price it a LITTLE LOW

This may seem counterintuitive. However, let's look at this concept for a moment. Many homeowners think that pricing their home a little OVER market value will leave them room for negotiation. In actuality, this just dramatically lessens the demand for your house (see chart below). "Aim to price your property at or just slightly below the going rate. Today's buyers are highly informed, so if they sense they're getting a deal, they're likely to bid up a property that's slightly underpriced, especially in areas with low inventory."

2. Use a Real Estate Professional

This too may seem counter intuitive. The seller may think they would net more money if they didn't have to pay a real estate commission. With this being said, studies have shown that homes typically sell for more money when handled by a real estate professional. Research posted by the Economists' Outlook Blog revealed that:
"The median selling price for all FSBO homes was $210,000 last year. When the buyer knew the seller in FSBO sales, the number sinks to the median selling price of $151,900. However, homes that were sold with the assistance of an agent had a median selling price of $249,000 – nearly $40,000 more for the typical home sale."

about your RREM or LMI Homeowner Rebuilding Program grant?

Please join DCA Sandy Recovery Division for a Housing Recovery Information Session in Union Beach Borough to assist homeowners with questions about rebuilding their homes and information on next steps in the program.

 

On Thursday, March 3rd, the NJ Department of Community Affairs (DCA) will be onsite at the Union Hose Fire Co No 1 in Union Beach, Monmouth County, to provide personal assistance for Sandy-impacted homeowners participating in RREM or the LMI Program.

 

Who:              Representatives from DCA Sandy Recovery Division, New Jersey Division of Consumer Affairs, New Jersey Housing and Mortgage Finance Agency, RREM Program Managers, and Sandy Recovery Housing Counseling agencies.

 

What:             Individualized, hands-on assistance to help eligible RREM and LMI Program participants with any housing recovery questions or issues they might have. Opportunity to submit necessary documents and understand next steps in the rebuilding process.

 

Where:          Union Hose Fire Co No 1

                       1224 Florence Avenue
                       Union Beach, NJ  07735

 

When:            Thursday, March 3rd  
                       4 p.m.– 7 p.m.

 

Homeowners may walk in at any time. No appointment is necessary.

 

The Information Session is open to eligible RREM and LMI Program participants. Information Sessions are designed to provide one-on-one attention to address homeowners' questions that arise during all stages in their RREM or LMI Program processes.

 

Homeowners can use the Information Session to:

  • Check the status of their application;
  • Submit necessary forms to expedite the rebuilding process;
  • Address challenges they may be facing in their individual rebuilding process;
  • Determine new action items; and
  • Educate themselves about best practices and key information as they move through the process.

Gloria Benaroch moves to Ridge Realty



  We are excited to announce, celebrate and welcome Gloria Benaroch to the Ridge Realty family.  Gloria has accepted the position of Broker manager at our West Long Branch office.  Ridge Realty is a family owned and operated Brokerage serving both Monmouth and Ocean counties with eight offices since 2001.

It is with much joy and anticipation that we welcome Gloria to the Ridge Realty family.  We look forward to Gloria being a benefit and asset to our sellers, buyers and agents with her expertise and knowledge acquired while serving her own clients this past 25 years, most recently with Coldwell Banker in Rumson New Jersey over the last 15 years.
