The worst moments often bring out the best of people! I can certainly attest to that.
For the last 3 years I have been displaced from my home by Hurricane Sandy, coupled with other hardships we've endured.

     
This and other boats awaited us when we were able to check out our house. Thank heaven for the masts hitting the power lines.

I feel blessed to have worked with you, during this dark period in my life, in selling/marketing your house or helping you buy your home and helping your referrals you sent me.
Without you all I don't know how I would have done.

I hope you understand why I have not been personally in touch with you, although I am sure a lot of you have been receiving my automatic emails; whether they are searches or my news/blog posts.

Currently Monmouth County is still very active and experiencing multiple offers. If the trend of low inventory continues we may start entering a seller's market. However, with the recent announcement of interest rate potentially going up, may squash that.

I look forward to serving your continued real estate needs and consider me your resource.

Fwd: Wind & Sea Festival, Cornbread Contest & More!

Ever want to try stand up paddle boarding? Explore the dunes with a Park System Naturalist?  Go crabbing in the bay?  Then head over to our first ever Wind & Sea Festival!  Held this Saturday, September 19 from 11 a.m.-5 p.m. at Bayshore Waterfront Park, Port Monmouth, this event celebrates the Bayshore with cool coastal activities for the whole family. 
 
Most activities are free but some require a fee. Park at the Belford Ferry Terminal (free) and we'll shuttle you to and from the Festival. Check out our Wind & Sea Festival webpage for full details. 
 
Here are some other activities you may enjoy:
 
  • Hawk Mountain Sanctuary trip on Sunday, September 20.  Visit the world's first refuge for birds of prey and see golden eagles, bald eagles, red-tailed hawks, goshawks and more.  Trip includes a short hike.  The mini-bus will leave from Thompson Park, Lincroft, at 8 a.m. and will return at approximately 5 p.m.  Pre-registration and fee required.
  • Cornbread Contest on Sunday, September 20 from12:30-3:30 p.m. at Historic Walnford, Upper Freehold.  See if your tasty recipe will win our judges over. Visitors can sample and vote for their favorite.  Ribbons awarded at 3 p.m. A corny joke contest will be held from 2-3 p.m.  Find out more details. FREE!
  • Harvest Moon Nature Walk from 6-7 p.m. on Friday, September 25 at Holmdel Park, Holmdel. Join a Park System Naturalist for a night time walk under the Super Harvest Moon. We'll create a lantern filled with "moonbeams" to light our way through the woods.  Afterward enjoy a celestial snack. Pre-registration and fee required.
  • Open House Barn Dance from 7-9:30 p.m. on Friday, September 25 at the Thompson Park Activity Barn, Lincroft.  Stop by and discover how much fun square dancing can be.  FREE! 
  • Fairy Houses in the Garden from 1-3 p.m. on Saturday, September 26 at Deep Cut Gardens, Middletown. Bring your imagination as we create tiny fairy houses out of natural materials.  Pre-registration and fee required.
Did you know that outdoor play encourages learning and problem-solving skills in children? Just think of it as another reason to spend the afternoon at one of our playgrounds.  We have plenty to choose from - here's a list of our playgrounds.

The waiting game – floating vs. locking a mortgage rate

Does it seem like everything in the world affects the financial markets and, in turn, mortgage rates? If so, it's because it's true: today, it's foreign unrest; tomorrow, it's the U.S. jobs report. Home buyers keenly feel the effects of those tumbling dominoes – but to switch metaphors, waiting for the right rate is more like watching a roulette ball bounce around a wheel: where it stops, nobody knows. And this leads to a decision that buyers continue to face: whether to float or lock their mortgage rate.
 
How the game is played
Locking in a rate means exactly that: the buyer locks in the rate and it can no longer be affected by changes, up or down. When buyers "float" the rate, they do nothing but wait for the right moment, just before closing, to lock down their final number.
 
Why play the game?
As with any game of chance, the player's tolerance for risk dictates how long they are willing to stay in it and "let it ride."
 
For a risk-averse buyer, a volatile market with daily fluctuations may be as much of an inducement to lock in a rate as a relatively stable market with modest movements. By locking in a rate today, the buyer ensures that they are not impacted by any market/rate surprises when closing approaches. It's important to recognize that locking in does come with a risk: rates could drop and the buyer could miss out on a lower number – but that risk is offset by the security of knowing that they won't get a higher rate. Regrets, I've had a few – the reality of buyer's remorse
When did it happen? When did excitement turn to panic, laughter to tears, and satisfaction to regret? Suddenly, you're at the "buyer's crossing" – ready to step over the tracks to a completed sale – when the bars come down, the lights start flashing and you find yourself staring down buyer's remorse that threatens to break the deal.
 
While you may not face full-on remorse every day, you certainly spend at least a portion of your time reassuring and calming buyers. Here's a fun fact with which to impress your friends and colleagues: buyer's remorse is a real psychological phenomenon that falls under the theory of "cognitive dissonance," first studied in the late 1950s. In a nutshell, it is a state that occurs when a person holds two ideas that are inconsistent with one another – and they will do whatever they can to alter or discard one of them to regain internal harmony.1,2
 
So, here you have your buyer, who, on the one hand, wants "that" house, but on the other hand doesn't want it for one or a variety of reasons. That puts the buyer squarely on your couch, Dr. Real Estate Professional, to try to help them move past their conflict.
 
But what can you do to help avoid having them there in the first place? According to a 2014 Redfin national survey conducted by Harris Poll, 25% of homeowners suffered from buyer's remorse after signing on the dotted line – with most of the regret linked to things like neighborhood, transportation, price and other factors.3 Here are three of the most common causes for remorse – and what you can do to help prevent them before they become deal breakers.
