FW: (Mini Motivation) Quick Holiday Recap from Jamie Novak 11-29-15

123text-here.jpg

recap.jpg

Do you remember how much ice you used last year? How about this year? Me either!

These are the helpful hints I think I'll never forget.

But then I need to change the password to my email and I have to remember to take Holly for a walk and suddenly I have no idea who preferred diet soda or what time I put the stuffing into heat.

Which is why I created a quick holiday recap.

Quick, before you forget take a moment and jot down your answers to these questions.

No, you do not have to write a novel – a few thoughts will do.

No, you do not have to have perfect penmanship – you just need to be able to read what you write.

No, you do not have the luxury of telling yourself you will do this later –if you wait you will forget all the answers.

Take 5 minutes now and answer what you can – no one is going to grade you and there is no prize awarded for the best answers.

Capture your honest thoughts - you'll thank yourself next year!

Click here for a 2 page printable version of this recap

What did everyone rave about?

What did you do ahead that worked well?

What else would you do ahead next time?

What did you stress about that no one even noticed?

What do you absolutely want to repeat next year?

What didn't work or what can you skip without regret next year?

What did you miss out on that you regret not making time to do?

What can you do differently next year to make things even more relaxed?

If you cooked did you have the amounts right? What was leftover or a big hit?

What were your cooking times? How long did things take?

How about the drinks? Did you have leftovers? Where you missing anything?

Did you travel? What route did you take? Where did you book accommodations?

What was the best/funniest/cutest thing that happened?

Are there any special preferences or dietary needs you want to remember?

Finally, if you have photos to download and share do it now.

Other notes to capture

How Accurate is Zillow in your Home Evaluation?

Selling In SEA BRIGHT - LONG BRANCH AREA? Get a free home value report.  Purchasing a home at the Jersey Shore? Click here for full MLS access.

As a real estate professional I constantly get bombarded by "Why is Zillow's price different"
When we go on Zillow's website, this is their explanation
"The Zestimate® home value is Zillow's estimated market value for an individual home and is calculated for about 100 million homes nationwide. It is a starting point in determining a home's value and is not an official appraisal. The Zestimate is automatically computed three times per week based on millions of public and user-submitted data points."

To make it more understandable when a hoem is estimated to have a value of  at $500,000 and the ZESTIMATE is off by 10% that's a difference of $50,000!
So if the house is under priced you are missing out on thousands of dollars. By the same token if it is OVERPRICED by 10%  you are missing out on the market, by stting a awhile and then having to drop the price, making the buyers wonder what's wrong with the house, when in fact there is nothing wrong.

It has been estimated that Zillow's home estimates are accurate only 7% of the time, which means that 93% of the time they are wrong! Not a great success rate.

Take mine for instance. for 2014 and 2015 I have personally marketed 15 homes each year, with no expirations, no price reductions and got 97.5 % of List price to sales price when the average is 94%.

Remember Zillow does not take features, updates on your property and compare them to the closed homes in your area. Even though doing those gives you a more updated value on your property.
Zillow does not walk through your home, look at all your unique features, upgrades and place an accurate current value.

Ultimately when you want the most accurate price for you home, make an appointment with a real estate professional like me. I will go over your home and local market data in order to give you the most accurate home value.

When you are interested in a home valuation, or have questions, give me a call, text or email. I look forward to hearing from you.
